For me, it's a combination of control (or lack thereof) and pain.

So, I love it when the guy takes control of me, and makes me feel naughty. Why that does it for me, I don't know.

When you're in pain your brain goes "shit!" and releases a load of endorphins. So yeah, you have the initial pain, but that gets followed by a feel-good rush. And I have a minor pain/rough handling fetish, so that's a thing!!
